Plumbing SEO built for the 2 a.m. call.

A burst pipe doesn't wait for office hours, and neither does the search. Homeowners open the map and call until a person picks up. We get plumbing companies onto that map, put honest price answers on their sites, and make sure AI tools know their name.

Key takeaways

  1. Water is a leading cause of home insurance claims. From 2019 to 2023 there were about 1.5 water damage or freezing claims a year for every 100 homeowners policies, at an average of $15,400 each.1

  2. The phone decides it. BLS says emergency on-call work is common for plumbers,4 and Google says missed calls may hurt your responsiveness, one input to how its pay-per-lead Local Services Ads rank.6

  3. Price questions come first, and lead sellers answer them. HomeAdvisor sells leads to service providers,14 and its cost guide, updated in June 2026, puts the average drain cleaning job at $246.12

  4. The map takes the emergency and AI takes the questions. Whitespark, a local SEO software firm, ran 540 searches in six industries for a 2025 study, plumbers included. AI Overviews showed on 92% of informational searches and 15% of local ones.16

  5. Google Business Profile and call-handling fixes usually show within weeks. Service pages usually take three to six months, and big-ticket terms like sewer line replacement in a large metro take longer.

The basics

What is plumbing SEO?

Plumbing SEO is the work of making a plumbing company easy to find and easy to call when a homeowner has water where it shouldn't be, or a big repair to plan. It covers the map pack, the short list of local companies Google shows beside a map. It also covers the regular results, AI answers from tools like ChatGPT and Google's AI Overviews, and the review and lead-seller sites people check.

Three things make it different

  1. The search is an emergency

The insurer State Farm says even a small crack in a pipe can let out more than 250 gallons of water in a day.2 Nobody reads five websites with water on the floor. They open the map, call, and keep calling until a person picks up. BLS notes that on-call emergency work is common in the trade.4

  2. The first question is the price

For anything short of a flood, the search starts with cost. Lead sellers publish the answers. HomeAdvisor's guides, updated in June 2026, list an average of $246 for drain cleaning12 and $1,348 for a water heater replacement.13 If your site only says "call for a quote," theirs is the page that gets read.

  3. The license is part of the pitch

BLS says plumbers need a license in most states and in some localities.4 The Illinois Department of Public Health, which licenses about 8,900 plumbers, says every ad for plumbing services must include the license number.5 Google lists license and insurance checks for plumbers who want Local Services Ads.7

A plumbing search is an emergency or a question. Emergencies are settled on the map in minutes. Price and big-job questions go to whoever answers them straight.

Local search

Burst pipes get called in from the map

When a pipe lets go, the homeowner opens the map on a phone and starts calling. Google says it ranks local results mainly on relevance, distance, and prominence.10 You can work on all three, and none of it helps if the hours on your profile aren't true.

  1. Relevance

Does your profile say what you fix, and when?

Set the main category to Plumber. Add the services you want calls for, such as drain cleaning, water heaters, and sewer repair, and point the profile at the matching page on your site.

  2. Distance

How far are you from the wet basement?

You can't move the shop, but you can be exact about where you work. Google's guidelines use a plumber working from home as the example of who should clear the address. They also say a service area shouldn't run past about two hours' drive from your base.11

  3. Prominence

Would a neighbor recognize your trucks?

This is your reputation, as far as Google can see it. Google says a higher review count and positive ratings can help you rank locally, and that there's no way to pay for a better spot.10

Pages

A page for the drain, a page for the water heater

A homeowner with a cold shower types "water heater repair," not "plumbing services." So the water heater page does the selling, and the same goes for drains, sewer lines, and repipes. Build one for each job you want more of, with a price range on it.

Anatomy of a job page

  1. The answer, in two sentencesWhat you fix, where, and how fast you can get there. AI tools lift this part.
  2. What it costs, from and toLow end, high end, and what pushes a job up: access, pipe material, time of day.
  3. What to do before we arriveWhere the shut-off valve is, and what to leave alone.
  4. Repair or replaceThe signs a repair will hold, and the signs it won't.
  5. License and insuranceThe license number, the insurer, and a link to the state lookup.
  6. Proof from real jobsYour crew, your trucks, the root ball you pulled out of a sewer line.
  7. The follow-up questionsFive or six short answers about that one job.
  8. A phone number that gets answeredTap to call, picked up by a person at every hour you claim.

Suburb pages worth a homeowner's time

Plumbers tend to cover a ring of suburbs from one shop, so it's tempting to copy one page per town and swap the name. Google's spam policies name pages aimed at particular cities that all send visitors to the same page as an example of doorway abuse.18 A suburb page needs real local detail.

Build one when

  • You can name jobs there: a sewer dug up, a basement pumped out
  • You know the local pipes: clay sewers, lead lines, hard water
  • It explains permits and what a job in that town involves

Skip it when

  • Swap the town name and the page still reads the same
  • It claims an office you don't have
  • Nobody could tell which town it was written for

Content

The price and risk questions to answer first

Plumbing questions are mostly about money and risk. A page that answers one plainly can rank for it, and it hands AI tools a short answer to quote with your name attached.

  • Question 01

How much does it cost to unclog a drain?

    A good answer covers

Give your own range by drain type and say what pushes it up. HomeAdvisor's guide lists a normal range of $147 to $352, as of June 2026.12 Tell people where you sit and why.

  • Question 02

What does a new water heater cost?

    A good answer covers

Installed price by tank size and fuel, plus permit and haul-away. HomeAdvisor's guide lists an average of $1,348, with a normal range of $882 to $1,826.13 Be that specific.

  • Question 03

Is there still a tax credit for a water heater?

    A good answer covers

The IRS says the federal energy efficient home improvement credit covers improvements made through December 31, 2025.20 If your page still promises it for new installs, fix the page.

  • Question 04

What do I do until the plumber gets here?

    A good answer covers

Where the main shut-off valve is, how to turn off power or gas to the water heater, and what to leave alone. Short enough to follow with one hand on the phone.

  • Question 05

Is a small leak worth a service call?

    A good answer covers

A straight yes, with a number. EPA says a faucet dripping once a second can waste more than 3,000 gallons a year, and that fixing easy leaks can save about 10 percent on water bills.3

  • Question 06

    Are you licensed and insured?

    A good answer covers

Your license number, who issued it, your insurer, and a link to the state's public lookup. In Illinois the license number has to appear in every plumbing ad.5

Put the short answer first and the detail under it. Date every price, name the licensed plumber who checked the page, and review the numbers at least once a year.

AI search

Get your price answers quoted by AI

On Google, AI answers show up for questions far more than for find-a-business searches. For a May 2025 study, Whitespark, a local SEO software company, ran 540 searches in six local industries, plumbers among them. AI Overviews appeared on 92% of informational searches and 15% of local ones.16 So your price guides and how-to pages are where you get quoted.

  1. Write pages AI can quote

Lead each page with the answer. Then state the plain facts: what you fix, which towns you cover, what it costs, your hours, and your license number.

  2. One set of facts on every site

Name, phone, hours, service areas, and license number should read the same on Google, Yelp, Angi, Thumbtack, Nextdoor, and the BBB.

  3. Show up on the sites AI cites

In the same study's small sample of Houston plumber searches, 60% of AI Overview citations went to third-party publishers such as Yelp, Thumbtack, and Reddit.16

  4. Re-ask the same questions monthly

Each month we put the same homeowner questions to the main AI tools and log which plumbers they name. You see who is gaining.

Google says there are no extra requirements to appear in AI Overviews or AI Mode, and that you don't need new AI text files or markup.17 If someone offers to sell your plumbing company an "AI file," keep your money.

Foundation

Reviews at the door, trade links, and a fast site

Under the profile and the pages sit three plainer things: reviews, local mentions, and the site itself. If they're weak, the 2 a.m. search goes to someone else.

Reviews

Reviews are how a stranger gets let in

A plumber is a stranger in someone's house, so reviews carry the sale. Google says more reviews and positive ratings can help local ranking.10 In Local Services Ads, rating and review count feed profile quality.6

  • Ask at the door, once the water is back on
  • Text the review link before the truck leaves
  • Ask for a photo of the finished job in the review
  • No bill credits or gift cards for five stars. An FTC rule bans incentives tied to a review being positive or negative19
  • Ask every customer the same way, and reply to every review
Authority

Mentions from people who know plumbers

Google says prominence is partly based on how many websites link to your business.10 The links a plumber can earn honestly are local ones and trade ones.

  • Supply houses and brands that list their installers
  • Your trade association, union local, or apprenticeship program
  • The local reporter who needs a plumber to quote in a deep freeze
  • Teams, schools, and neighborhood groups you sponsor
  • Realtors, home inspectors, and property managers who refer you
Technical

A site that works with one wet hand

Your customer is standing in water with a phone in one hand and a towel in the other. The site has to load fast, show the number, and say if you're open right now.

  • Pages load fast on a phone on cell data
  • The phone number on the first screen, as a button
  • License number and hours typed out, where a search engine can read them
  • Plumber schema: structured code that states your trade, area, and hours
  • Call tracking on every page, with missed calls logged by hour

Budget

Paid leads, organic calls, or both?

A second truck needs calls this week, and paid placements deliver them. The question is how many of your drain and water heater jobs you want to rent, and how many you want to own.

Timeline

What to expect, and when

Speed depends on how crowded your map is and how much of the site already exists. The season counts as well. The work should be in place before the first hard freeze, not started during it.

  1. Weeks 1 to 4

    Fix the profile and phone

    • Test calls to your own line, day and night
    • Profile cleanup: category, hours, service areas
    • Audit of map results, pages, and AI answers

    Map gains often start here.

  2. Months 2 to 3

    Publish the price pages

    • A page for each job, with a price range
    • License and insurance shown on every page
    • A review request built into every job

Emergency and drain pages usually move first.

  3. Months 4 to 6

    Answer the big questions

    • Cost guides for water heaters and sewer lines
    • Listings matched across review and lead sites
    • First report on which AI tools name you

Guides usually start to rank and get quoted.

  4. Months 7 to 12

    Go after the big jobs

    • Suburb pages where your trucks really go
    • Prices and dated pages refreshed
    • Links from supply houses and local press

Sewer, repipe, and tankless terms usually take this long.

Reporting

Measure booked jobs, not rankings

A ranking doesn't unclog a drain. Every call and form gets a tag for the page and the search behind it. We log whether a person answered, then tie calls to booked jobs and revenue if your dispatch software can share them.

What goes in your monthly report

What to avoid

Six mistakes we see on plumbing sites

  • "24/7" on the site, voicemail at night

If nobody picks up, the claim is false and the job is gone. Google says missed calls may hurt your responsiveness in Local Services Ads.6

  • "Call for a quote" on every page

The price question gets answered anyway, by a lead seller's cost guide. Publish a range and say what moves it.

  • A license number nobody can find

Homeowners look for it. Illinois requires the plumbing license number in every advertisement for plumbing services.5 Check the rule in your own state.

  • A fake shop in every suburb

A company that travels to its customers gets one Google profile, and a virtual office doesn't count unless it's staffed during business hours. Breaking the guidelines can get a profile suspended.11

  • One page, forty town names

Same text, new town in the headline. Google's spam policies count city-targeted pages that all push people to one page as doorway abuse.18

  • Water heater pages stuck in 2025

Check any page that promises a federal tax credit on a new water heater. The IRS says the credit covers improvements made through December 31, 2025.20 Stale facts cost trust.

FAQ

Plumbing SEO questions

Something else on your mind? Ask it on your audit call.

How long does SEO take for a plumbing company?

Profile, hours, and call-handling fixes can show on the map within weeks. Service pages usually take three to six months. Big-ticket terms like sewer line replacement in a large metro usually take longer. You get a report every month.

How much does plumbing SEO cost?

It depends on how many job types and suburbs you want to win, how entrenched the plumbers on your map are, and whether the site needs price pages built from scratch. We scope it after the free audit, so the plan and the price are based on your actual gaps.

Can AI tools really recommend a plumber?

They do it today. Ask an AI tool who to call for a burst pipe in your city and you'll get company names back. Those names come from sites, reviews, and listings the tool can read. Our job is to get yours in there, and to report each month on whether it is.

We already run Local Services Ads. Do we need SEO?

They do different jobs. Local Services Ads bill you for valid leads,8 and the leads stop when the budget does. Map and organic calls don't carry a per-lead fee. We'd usually keep both and watch the blended cost per booked job.

Should we publish our prices?

Publish ranges, starting with drain cleaning and water heaters. Homeowners search the price before they call, and a lead seller's cost guide will answer if you don't. A range, plus what moves it up or down, builds trust and gives AI tools something to quote.

Our shop is in one suburb. Can we rank in the next one?

Sometimes, with real job history there and a useful page for that town. The map still weighs distance,10 and Google's guidelines give a company that travels to its customers one profile, so a fake office is not a shortcut.11

Do we have to answer the phone all night?

Only if you say you do. If you advertise 24/7, a person has to pick up. If you don't take night calls, set true hours and say when you open. An honest 6 a.m. beats a 2 a.m. voicemail.

What happened to the Google Guarantee badge?

Google moved Local Services advertisers to a single badge, Google Verified, and said it would end the money-back guarantee tied to the Google Guarantee badge.9 If your site or trucks still promise that guarantee, update them.
